The breakfast was quite decent. Location was also convenient as it was next to the San Zacchari station, making it a breeze to take the vaporetto to Burano, Lido or Murano.
I really wanted to like the hotel, but unfortunately I could not. The hotel was quite run down and in need of some renovation. This might explain why power was repeatedly down when we were there. The front desk was not unhelpful but their attitude quite indifferent.
Location is excellent if you book the canal view room, otherwise don't book this hotel. Very dated interior - bathroom only half renovated - shower dates back to 1975 - no hot water (one night) when we called reception we were told that "all the other rooms have hot water - have a shower in the morning". Reception staff were barely civil except for one man who was very pleasant. No lift so if you don't like climbing stairs book elsewhere. Overall the view was the main attraction and the rest was very ordinary
Excellent location, on the pier at San Marco Square adjacent bus-boat station. Large spacious rooms. Unmatched views (rooms facing the lagoon). Excellent value for money.

the location is excellent, right in the heart of venice near san marco. the rooms are decent and a nice breakfast is included.
try to air the room a bit, because it can get muffy as it is an old hotel. but nothing bad.
wonderful location with canal view rooms.The resturant sitting out on the main lagoonside promenade is superb.
Our family had two rooms and one smelt of smoke, it seemed to be embedded in the fabric lining the walls. Not too bad, probably not a recent smoker and added to by natural humidity of Venice but other room was better smelling. Rooms are very small and need some new fittings, but location excellent, would recommend for location but ask for strictly non smoking room.
the location was the best infront of the laguna near san marco.the staff were very nice.the morning venice was fludded and they found us boots in our sizes and we could go out in the water.the room was very nice laguna view.fair price.

This hotel is right on the Grand Canal. Its easy to find (about 1/2 mile from St. Mark's Square). The rooms are clean and neat but older (as is most of Venice). The Zaccharius waterbus stop is right out front. My wife and I would stay there again if we visit Venice.
Our room was on the 4th floor. Thus there was a lot of walking up and down stairs, which is probably not a bad idea from a health perspective.
The staff were very helpful and friendly. The location is can't-beat (right where the Tronchetto ferry exits at St. Mark's square stop). The room was clean and the bathroom was in very good condition.
Very traditional Venetian hotel. Gorgeous view from the fourth floor! Excellent breakfast included: nice Italian ham, cheese, croissants, yogurt, juices. Gourmet restaurant with 10 percent discount was available. Excellent location, close to the vaporetto stop: not far for carrying luggage. They let us keep our luggage in the room while we toured after checkout.
There is no elevator, and we stayed on the fourth floor, although they did have someone to bring up our bags.
